Why Construction Site Security Matters in British Columbia

Our officers deal with 120 to 180 people a month on a single construction site. Here is why construction site security matters across BC, and how to choose the right coverage.

Most people picture a construction site at night as empty and quiet. Our records tell a different story. On a typical construction site we protect, our officers deal with 120 to 180 people every month: early deliveries, curious neighbours, people taking

Ask any site superintendent about their worst Monday morning, and there's a good chance the story starts the same way: they pulled up to the site, and something was missing. That's usually the moment people start thinking seriously about construction site security.

Maybe it was a few power tools. Maybe it was a full tank of diesel. Maybe it was a spool of copper wire that took weeks to arrive. Whatever it was, the real cost usually isn't the item itself. It's the crew standing around waiting, the reordering, the phone calls, and the schedule that just slipped by a few days.

Here's what every builder and project manager in BC should know.

What a month on a construction site really looks like

People often picture a construction site at night as empty and quiet. Our records tell a different story.

On a typical construction site we protect, our officers deal with somewhere between 120 and 180 people every month. Some are delivery drivers who showed up early or late. Some are curious neighbours, people taking a shortcut through the site, or someone looking for a place to get out of the cold. And some are people who clearly shouldn't be there.

Most of these encounters are short and calm. An officer asks a few questions, explains that the site is closed, and the person moves on. But think about that number for a second. That's four to six people a day, every day, coming onto or around a site that most owners assume is sitting empty.

Without someone there, nobody asks those questions. Nobody notices the person checking the fence line for a gap. And nobody knows anything happened until Monday morning.

Construction sites are easy targets

Think about what a typical site looks like after the crew goes home. Expensive equipment parked in the open. Tools in a sea can with a padlock. Fuel tanks, building materials, wire and pipe stacked up and waiting. Temporary fencing that can be lifted or cut. Often no lights, and no neighbours close enough to notice anything.

To someone looking for an easy score, that's an open invitation. And because sites change week to week, it's hard to notice right away when something goes missing.

Nights, weekends and winter shutdowns

Most problems on construction sites don't happen during the workday. They happen after 6 p.m., on weekends and over long weekends.

Across much of BC, winter makes that worse. By December it's dark before most crews have packed up, which means long, quiet hours where a site sits unattended. Many projects slow down or shut down completely over the winter, so equipment, materials and fuel can sit for weeks without anyone checking on them. If you're planning a winter shutdown, that's the time to think about coverage, not after the first problem.

It's not just theft.Theft gets the most attention, but it's not the only risk.

Vandalism like broken windows, graffiti and damaged equipment can set a project back just as badly as theft.

Trespassing is a safety problem too. Unfinished buildings, open excavations and heavy equipment can attract curious kids or people looking for shelter. If someone gets hurt on your site after hours, that becomes a much bigger problem than a missing tool.

Fire is the other big one. Debris, fuel and people who shouldn't be there are a bad mix, and some sites need a dedicated fire watch during hot work or when fire systems are out of service.

Your insurer or contract may expect it

Security isn't usually required by law for construction sites in BC, but that doesn't mean nobody will ask for it. Some insurers look at site security when setting coverage, and some general contractors or project owners write security expectations right into the contract. It's worth checking before the project starts.

Choosing the right kind of security for your site

Not every site needs the same thing, and a good security company should help you figure out what fits instead of selling you the biggest package.

Uniformed security guards stay on site for the full shift. This makes the most sense for active sites with a lot of high-value equipment, or anywhere you need someone controlling who comes and goes. With 120 to 180 people showing up in a month, having someone at the gate makes a real difference.

Mobile patrol means an officer visits your site at different times through the night, checking fences, gates, equipment and entry points. It's a solid, budget-friendly option for smaller sites or quieter periods.

AI + human camera monitoring uses smart cameras that pick up activity on your site, with trained people reviewing every alert and responding around the clock. It's especially useful for large or remote sites.

A lot of our construction clients end up with a mix, for example camera monitoring overnight with mobile patrols checking in.

A few simple things you can do today

Lock up tools and small equipment at the end of every day, not just on Fridays. Keep fuel tanks locked and out of easy view from the road. Add lighting around storage areas, gates and equipment. Keep fencing in good repair and post "no trespassing" signs. And keep photos and serial numbers for your equipment, so it's easier to report anything missing.

These steps won't stop everything, but they make your site a lot less appealing than the one down the road.
